Not long ago I valued a London flat that had lost £100k from its original purchase price. House prices are stagnating or falling in many areas for clear reasons: overpriced new-build stock, a brutal mismatch between wages and affordability, rapid shifts in who lives and works locally, rising deprivation, the unchecked spread of HMOs (something the BBC still pretends not to see), ageing and poorly maintained housing, sellers clinging to fantasy prices, collapsing purchase chains, and estate agents who routinely trade in opacity rather than honesty.
